Property tax IMI deadline in Portugal

Payment for the Municipal Property Tax (IMI) is now in progress. This month, property owners must either pay the full amount if the tax due is under €100, or pay the first instalment if the total exceeds that threshold.

If you own real estate in Portugal—whether it’s a home, land, or commercial property, you are likely required to pay IMI (Imposto Municipal sobre Imóveis), or Municipal Property Tax.


With the 2025 payment period now underway, it’s crucial to understand how much you owe, when to pay, and your options.


Here’s a comprehensive breakdown to keep you compliant and avoid any fines or interest charges.


What Is IMI?


IMI is an annual tax levied by the local municipality on properties located in Portugal. It is calculated based on the taxable value (VPT - Valor Patrimonial Tributário) of the property as determined by the Portuguese Tax Authority (AT/Finanças).


The rates vary depending on the location and type of property:


  • Urban properties: 0.3% to 0.45%

  • Rural properties: 0.8%

  • Properties owned in offshore jurisdictions: 7.5%


IMI Payment Deadlines for 2025


The Portuguese Tax Authority (Finanças) has issued the 2025 IMI payment schedule. Here’s how it works based on the total amount due:


If You Owe €100 or Less:

You must pay the full amount in a single instalment by June 2, 2025.


If You Owe Between €100 and €500:

The tax is paid in two instalments:

  • 1st Instalment: Due by June 2, 2025

  • 2nd Instalment: Due by September 1, 2025


If You Owe More Than €500:

The tax is split into three instalments:

  • 1st Instalment: Due by June 2, 2025

  • 2nd Instalment: Due by September 1, 2025

  • 3rd Instalment: Due by December 2, 2025


Optional: You may also choose to pay the full amount in May, even if you qualify for instalments. This can help you simplify budgeting and avoid forgetting later deadlines.


Where and How to Pay


You can pay IMI through the following channels:


  • Online via the Finanças Portal

  • ATM (Multibanco) – Use the payment reference provided in your IMI notice

  • Home Banking or Mobile Banking App

  • At a local CTT (Post Office) or a bank branch


Make sure to check your tax portal for the payment reference and amount due. Notices are usually made available digitally and/or sent by post.


 What Happens If You Miss the Deadline?


Missing a payment may result in:

  • Interest charges

  • Penalties or fines

  • In extreme cases, enforcement action by the tax authorities


If you're unsure about your obligations or did not receive a payment notice, consult a tax professional or contact Finanças as soon as possible.


How Is the IMI Calculated?


IMI is calculated by multiplying the VPT (Valour Patrimonial Tributário) by the applicable municipal rate. Each municipality has the authority to set its own rate annually.

Example:


  • Property value (VPT): €150,000

  • IMI rate: 0.35%

  • Annual IMI: €150,000 x 0.0035 = €525

  • This would be paid in three instalments of €175 each.


 Tip: Check If You’re Eligible for IMI Exemption


Certain individuals may qualify fora temporary or permanent IMI exemption, such as:


  • First-time homeowners with low income

  • Non-habitual residents (NHR) under some circumstances

  • Properties used for public interest, education, or religious purposes
